Most of Ave Maria’s winter rentals are two-bedroom condos in a golf community.
That’s the inventory. Two bedrooms, two bathrooms, a shared pool, and a mile or two between you and the town. It’s fine for a couple. It stops being fine the week your son and his family arrive, or the week you realise you’ve driven to the grocery store every day for a month.
The alternative, if you look, is a handful of larger homes asking $7,500 and up — and the market analysis behind this listing found those sitting unleased for 185 and 325 days. That is not a price. That is a hope.
This is a four-bedroom house, in the middle of the town, with a pool of its own.
Not a condo. Not a mile out. A single-storey house on Roma Street with a private screened pool, a fenced yard, a fire pit, two hammocks, and a west-facing lanai looking over one of the largest lakes in Ave Maria. Sunset, every evening, from your own chair.
Ave Maria Parish is a walk. Publix is a walk. Town Center — restaurants, coffee, the farmers market, the festivals — is a walk. When the children and grandchildren come down, there are four bedrooms and beds for eight, and nobody is on an air mattress.

The numbers
$5,995 per month, January 1 – April 30, including 11% Florida and Collier rental tax. Utilities, WiFi, pool service, central water purifier, landscaping, pest control and both HOA dues are included — you pay rent and nothing else.
We can discuss a January–May term if you want the extra month, and we can discuss a shorter January–April core if that suits you better. What we cannot do is a shorter stay than thirty nights, or more than two leases in a year.
Objections
“That’s more than the condos.”
It is. It’s also twice the bedrooms, a private pool instead of a shared one, a house instead of a floor of a building, and a location in the town instead of outside it. Comparable furnished homes in this town leased quickly in the $5,500 range; comparable homes asking $7,500 sat unleased for the better part of a year. This is priced to be taken, not to sit.
“When do I need to decide?”
Sooner than feels comfortable. Winter tenants here book in August through November, and Association approval adds one to three weeks. If you’re reading this in the autumn, the honest answer is now.
“Can we come and see it?”
Most winter tenants never do — they’re up north when they decide. That’s why we’ll do a live video walkthrough and go wherever you want to look. Fifteen minutes, no commitment.
“Is it really quiet?”
Yes. 3 months minimum, two leases a year, and screened neighbors. There is no weekend turnover on this street.
When the winter is taken, it’s taken until next year.
