You’re not visiting. You’re moving here.
- You’ve bought in Ave Maria, or you’re about to, and you need somewhere real to live while you work out where.
- You’ve taken a role at the University, at Donahue Academy, or at one of the new schools, and the academic year starts before your housing does.
- You’re moving the family to Florida and you’d rather rent for a year in the town itself than commit before you’ve lived a summer here.
- You’ve been renting a two-bedroom condo and everyone in the house has had enough of it.
The annual rentals in Ave Maria are mostly empty houses.
There is no shortage of four-bedroom homes for rent in this town — the market analysis behind this listing counts somewhere between 200 and 280 rental listings for a town of 8,400 people. What there is a shortage of is a four-bedroom rental you can actually move into.
Almost all of them are unfurnished. Which means that before you sleep in your new house, you buy beds. And a sofa. And a table, and a mattress for the guest room, and a lawnmower, and everything that goes in a kitchen. You do it in a hurry, from a rental car, in a town you don’t know yet — and if the year tells you Ave Maria isn’t home after all, you now own a house’s worth of furniture in the wrong state.
And of the handful that are furnished, most are two-bedroom condos, and most are held back for the winter season at $5,500 a month because that’s where the money is.
This one is furnished, it’s a house, and it’s available for the whole year.
Four bedrooms, three bathrooms, 2,875 square feet, single storey, private screened pool, lake view, fenced yard, two dogs welcome. Furnished properly — beds made, kitchen equipped, washer and dryer, desks, WiFi, a large smart screen, and fitness equipment in the master.
At $3,995 a month on a twelve-month term, you’re paying roughly what an unfurnished four-bedroom in this town costs, and you’re not buying a single stick of furniture. Move in with suitcases in the morning and cook dinner in your own kitchen that night.
What matters to you
Your children can walk to school.
Donahue Academy runs K–12, which is close enough to walk, in a town built so that children can.
You can decide about buying without being rushed into it.
Twelve months is long enough to live through a summer, a hurricane season, a school year, and a winter before you commit to a mortgage. The town is still building — roughly 5,800 homes of a planned 14,000.
The dog is not a problem.
Two dogs, a fenced yard, sidewalks in every direction and trails around the lake. This is one of the very few furnished four-bedroom rentals in town where that sentence is a yes.
A lease this long pays no rental tax.
Florida charges 6% state sales tax and Collier County adds 5% tourist tax on any rental of six months or less. A twelve-month lease is fully exempt — worth about $5,270 over the year.
Your objections, answered
“Furnished usually means I’m paying a premium for furniture I don’t need.”
Sometimes. Not here. In this market the furnished premium on an annual lease is small — a few hundred dollars a month against unfurnished comparables, and a comparable unfurnished four-bedroom nearby recently asked $3,800. You’re paying roughly $200 more a month than an empty house and skipping the $15,000 furnishing bill and the moving truck.
“Who pays the utilities on an annual lease?”
You do — electricity and water go into your name, which is exactly why $3,995 is lower than the $4,595 furnished monthly rate. We keep paying the pool service, the landscaping, the pest control, and both HOA dues on every term.
“How does the HOA approval work?”
Maple Ridge screens every tenant and approves every lease, on their own form. It’s a standard background and credit screen, it takes one to three weeks, and we prepare it with you so it goes through the first time.
One twelve-month lease. That’s the whole year’s plan for this house.
If you take it, the house is off the market until next year. Send us your dates and we’ll tell you today whether it’s still open.
