Five steps, about three weeks
Association approval sounds intimidating until it’s broken into steps. Here’s exactly what happens between your first message and the day you get the keys.
- Tell us your dates. Use the form or call. We reply the same day, usually within a few hours, and we’ll tell you honestly whether the window is open.
- See it properly. Photos, floor plan, the walkthrough video — or a live video call where you point and we walk. Fifteen minutes, no commitment.
- Agree the terms. Rate, dates, deposit, pets, anything you need adjusted. Directly with the owner, in one conversation.
- Application and Association approval. Maple Ridge screens every tenant. It takes roughly one to three weeks, and we prepare the paperwork with you so nothing bounces back.
- Sign, and pick up the keys. A written Florida lease on the Association’s approved form. Then you arrive with a suitcase.
Start earlier than you think you need to. Association approval is the step people underestimate, and for a January arrival that means talking to us in September or October.
Why the rules of this street are worth understanding
Maple Ridge does not allow short-term rentals. The minimum lease here is thirty nights, and this home can be leased to a maximum of two households in any twelve-month period. Every lease goes on the Association’s approved form, and every tenant is screened and approved by the board.
You get a real lease, not a booking confirmation. A written Florida tenancy on the Association’s form, with the rights that come with it. If your closing slips or your project extends, you’re talking to a landlord about a lease — not to a platform about a reservation.
